Why us
Between a finished design and the first shovel lie dozens of decisions, opinions and approvals. That is where projects lose the most time.
At BZB Projekt architecture and engineering go together, and we run the administrative side ourselves. We draw and we calculate — but above all we take the case through the authorities, and we talk to the neighbourhood before the neighbourhood starts to object. For an international investor that means one contract and one point of contact instead of four.

Investment site analysis
Whether the plot takes what you plan to build — and how much of it. Legal status, zoning, capacity, risks.
Urban design & master planning
Master plans, new districts and phasing strategies for large sites.
Blue-green infrastructure
Surface retention, urban greenery and ventilation built into the layout, not added at the end.
Revitalisation & post-industrial regeneration
Heritage buildings and former industrial sites brought back into use, with conservation approvals.
Educational & administrative buildings
Public-sector projects with complete tender documentation and cost schedules.
Multifamily housing
From concept through detailed design to site supervision, with the unit mix agreed against what actually sells.
Single-family housing & estates
Individual houses and complete estate layouts with subdivision, internal roads and utilities.
Warehouses & industrial buildings
Halls, production plants and logistics centres, including road layout and utilities.
Consents & building permits
We run the administrative procedure end to end — also for designs prepared by others.
CAPEX / OPEX analysis
Investment and operating costs, calculated while changing the solution still costs only design time.

We worked on projects that changed a city
Two projects we are asked about most often. In both cases BZB Projekt was part of the team — the investment, and the awards that came with it, belong to the client.
Fuzja, Łódź
A former power-plant quarter turned into a mixed-use district with housing, offices, culture and public space. Developer: Echo Investment. In March 2025 the project won two MIPIM Awards in Cannes, including Best Urban Regeneration Project. We worked on it.
Łódź Fabryczna
The underground railway station and multimodal interchange at the heart of the largest transport investment in the city's history. We worked on it.

Institutional alignment
We work in accordance with the principles of UNESCO Ecohydrology and the European Regional Centre for Ecohydrology of the Polish Academy of Sciences, UN Global Compact, UNDP and the European Commission. For a public-sector investor that means documentation which holds up when funding applications are assessed; for a private one, arguments that work in the room with the municipality.
Where we show up
Eleven years on international markets
Since 2015 we have been where investment decisions get made — MIPIM in Cannes and EXPO REAL in Munich seven times each, plus BATIMAT, Futurebuild, Batibouw, Bygg Reis Deg and Expo 2025 in Osaka. We also travel as part of the delegation on the economic missions of the Polish Chamber of Commerce: Nigeria, Zimbabwe, South Africa and Mozambique. In 2025 we sat in the Polish delegation to the European Parliament of Enterprises in Brussels.

SEWC 2027
Structural Engineers World Congress — the tenth edition and the first in Poland. The congress is run by a foundation we co-founded and help to deliver.
We also take an active part in the institutions that shape the direction of our city, our region and the Polish construction industry: the Council of Łódź University of Technology, the Council for Innovation and Development of its Faculty of Civil Engineering, the City of Łódź Revitalisation Committee, the Polish Chamber of Construction and the construction committee of the Polish Chamber of Commerce.
